Heartland Tech launches an oil well marketplace built to give small operators real reach

The new marketplace puts producing wells, leases, and royalty packages in front of a national pool of buyers and investors — free to list, with a 2% fee only when a deal closes.

Heartland Tech today announced the launch of the Heartland Tech Marketplace, a national platform where operators, mineral owners, and investors can list, evaluate, and transact producing oil and gas wells. The marketplace is now live at heartlandtech.ai/marketplace, with listings free to post and a 2% fee charged only at close.

For decades, the small and mid-size operators who produce a meaningful share of U.S. barrels have sold assets the same way: a phone call to the operator on the next lease, a broker relationship, or a package quietly shopped to three or four names. That process is fast, but it is narrow — and a narrow process is the single largest reason non-core packages trade below what the cash flow supports.

Reach is what sets the price

A well package does not have one value. It has a value to each buyer who sees it, shaped by that buyer's cost of capital, operating footprint, tax position, and appetite for the basin. The price a seller actually gets is the top of the distribution of buyers who were in the room. Add buyers, and you move that top — not because the asset changed, but because the sample did.

That is the premise the Heartland Tech Marketplace is built on. Every listing is structured, reviewed before it goes live, and syndicated to a national audience of operators, non-operated working interest buyers, mineral and royalty funds, and private investors who have historically had no reliable way to find small packages at all.

“Most independents aren't underpricing their wells because they made a bad decision. They're underpricing because only three people ever saw the deal. Our job is to make the fourth, fifteenth, and fortieth buyer possible — and to make the data behind the listing good enough that those buyers can actually underwrite it.”

Built so a listing can be underwritten, not just browsed

Reach only helps if buyers trust what they are looking at. Every Heartland Tech listing requires the numbers a buyer needs before they will spend time on a package:

  • Oil (BOPD) and gas (MCFD) rates, plus a three-month average, entered daily or monthly
  • Working interest, net revenue interest, and — for royalty and mineral packages — the royalty decimal
  • The percentage of ownership actually being sold, so economics scale to the piece on the block
  • A well-by-well schedule with API numbers, status, and per-well rates and operating expense
  • Lease operating expense, differentials, and decline assumptions where the seller has them

Sellers do not have to key all of that in by hand. The marketplace includes an AI listing drafter that reads uploaded lease operating statements, production reports, and run tickets, then proposes a complete draft listing with per-well detail and a citation for every extracted figure. The seller reviews and verifies each field before anything publishes — the model drafts, the operator signs off.

On the buy side, listing search filters by basin, state, operatorship, price, and minimum production; a comparison view puts packages side by side on deal metrics; and buyers can save a search and be notified when matching inventory appears. Fees and process are published openly on the how it works page.

One company, the full life of the well

The marketplace is the newest piece of a broader effort. Heartland Tech builds its own pressure, tank level, and vibration sensors and cellular modems with Starlink failover, and pairs them with monitoring and AI analytics software that flags anomalies before they become shut-ins. The same discipline shows up in the company's free operator tools — a breakeven calculator, a downtime cost calculator, an asset valuation model, and a regional price calculator for Texas, Oklahoma, and Kansas differentials.

Better data during operations makes for a better listing at exit. A package backed by continuous production, pressure, and runtime history is a package a buyer can diligence quickly — and diligence speed is price. Heartland Tech's aim is to improve every stage of owning a well, from the first sensor on a tank battery to the day the lease changes hands.
